  6. What a joke.. Anyone in the SEO field knows you can rank any off the wall term on the first page of Google..

    So it’s “off the wall” to sell a property by getting ranked on Google for: (1) the property’s address; (2) the street the property is on; and (3) the name of the subdivision? If you think that, you and I have a big disagreement to begin with…. — Bryan Ellis

    Try doing that with a search term such as “FORECLOSURE” you cant.
    Show me you can do the sale for “MORTGAGE” .. That is why people use ADWORDs as the most effective means of online advertising..

    What you did here is misleading.. If no one is search for your
    “selected term” ie .. property address.. it will NOT bring you traffic…

    there is no point to this video

    Ahhh, dissent in the ranks! Sure, it’s unlikely that anyone would search for the property address demonstrated in that video (”106 Wynnfield Blvd”). You got me. The demonstration was a complete farce.

    But wait just a second. Is it possible that a person might type in “Wynnfield Blvd” with no street number attached? Seems very possible to me. In fact, EVERY time I research a property, I run a search on its street name to see if anything notable has happened. So maybe it’s not so “pointless” after all. If other people do that too (a VERY reasonable assumption), then I could get some traffic from those people, couldn’t I? And as it turns out, those same videos currently dominate Google’s first-page results for the keyword phrase “Wynnfield Blvd”.

    And by the way - those videos also get ranked on the first page for the single word “Wynnfield”. Do you think a person who is interested in that area might type in the phrase “Wynnfield”? Yeah, I do too.

    So maybe the demonstration isn’t so pointless. Maybe, in fact, what I’ve shown is a great way to apply these strategies successfully - and the usefulness of the strategy just happens to be beyond your frame of reference. — Bryan Ellis

    Yes, the keywords I mentioned are broad.. but most people search in very broad terms…

    Really, Jason? Most people do use broad terms - but when they’re serious about something, they use increasingly specific terms. It’s called “long tail keywords” - that’s where the action is on the internet. It’s what allows me to get a HUGE amount of SE traffic even though I’m not on the first page for terms like “real estate”. You might want to look into it :-) Bryan Ellis

    …that is why Adwords allows you to Geo Target terms.

    That’s silly. Geo targeting through adwords is not useful on a street or subdivision level, and you know that. Or atleast, if you’re picking an SEO fight with me, you should know it. :-)Bryan Ellis

    Pay per click if done correctly does not cost you Dollars per click. If you use Adwords along with relevant content, good ad copy, landing pages, search term grouping, and geo targeting it cost 10 - 20 CENTS per click.

    And that’s where “SEO” and “techie” people get it wrong. Most people don’t have the time or inclination to learn to write great copy, landing pages, learn search term grouping or figure out geotargeting. I know what all of that is, because I’ve been doing SEO for a long time. But most people just don’t care and don’t want or need to know. That’s why I teach strategies that ANYBODY can use, regardless of their technical inclination. And as my response to your last post demonstrated, my use of the technology is absolutely correct and effective.

    And I absolutely, positively refuse to believe you get any real traffic for terms like “Foreclosure” or “mortgage” for 10 cents a click. I know adwords as well as anyone (ahem) and it just ain’t happening. — Bryan Ellis

    I will give you the fact that yes a “few” people might search on a street name.. but not in general when looking to buy a home..its more likely they would click on a link about from an internet advert giving them reason why they should

    You’ve not be into internet marketing (particularly in the real estate market) for very long, have you? I don’t even need a “few” people. I need only one when I’m trying to buy or lease a house. Real estate isn’t a mass numbers business. It’s a business about “one”. — Bryan Ellis

    Looking at the search term with the google search term analysis tool found here :

    … shows no one searching for it… but yes. there is a small chance somebody would , so it becomes a crap shoot..

    There again, if you base your knowledge on what Google’s keyword tool tells you, you are showing your inexperience. BUT - for the moment, I’ll falsely concede that you’re right and respond to your next point. — Bryan Ellis

    .. if you really want exposure cheap and fast to get your house sold quick its better to use RSS syndication on an optimized SEO / Web 2.0 - Web 3.0 website to push out your house details to all the major “for sale” sites that already have heavy traffic to them and then use good adcopy with creative financing to sell fast..

    Come on Jason. Did I ever say that my strategy was the ONLY way to market property on the internet? But I do have to totally shoot you down now. One of my students who saw the demo you saw and the supporting how-to webinar used the exact strategies to sell his house for $20K more than it was listed for, even though it had marketed “traditionally” for over a year with no interest. This happened within 2 weeks and the buyer was directly attributable to the marketing he did using videos, just as I teach. So there. It works :-) Bryan Ellis

    I just think that the video can mislead people into believing a first page ranking is going to help them and is the be all and end all. Massive Exposure and Marketing is what is going to sell your house fast. ( so sure .. add an address into the mix.. but I would not expect alot from it )

    You just don’t get the point, do you? If one can get a lot of “irons in the fire” at absolutely no cost, it makes sense to do so, doesn’t it? I’d be more inclined to concede some of these points to you if I and my associates hadn’t seen them work with our own eyes. But the fact is that your inexperience in relating SEO to the real world of business is shining through very strongly. I’ll bet you’re very competent on SEO strategies. But knowing SEO stuff is absolutely meaningless unless you can make money with it. I do. My students do. I think that’s enough proof. Bryan Ellis

  8. Hey Bryan,

    I had to throw in my 2 cents.

    I’m an SEO and internet marketing guy (and real estate investor as well)… and have had pretty darn good success w/ my clients sites and my own websites (ranking in the top 10 for phrases w/ 30 million competing pages… and top 2-3 in hundreds of other VERY competitive terms that other people are paying updards of $1.50 a click in adwords to get on the same page).

    Anyhow, yes… to tell you the truth I wouldn’t spend the time optimizing an entire video and social marketing campaign on a specific street address (for me it’s not worth it)… but, the same techniques you’re teaching can be used very effectively w/ other search terms that people actually do type in.

    For instance, for a client of mine they are selling a high end home in a very sought after suburb here in Portland, Oregon (high end meaning sales price is $3,500,000). Anyhow, we are optimizing it for many search terms… and even tried some rather generic terms to see what happened.

    A good search term (based off of in-depth market research) for this property is “lake oswego riverfront homes”… another is “lake oswego riverfront real estate”… there are a ton more.

    We couldn’t crack the top 10 for anything general like “portland luxury homes”… but we did get into the top 10 for “portland oregon riverfront homes”… which is a somewhat generic term. And completely dominate the terms around “lake oswego riverfront homes” (and related terms).

    Anyhow, these videos over the past few weeks (between all of the networks) have been viewed hundreds of times and have produced several leads for the property. But, since it is a high end property they’re moving a bit more slowly.

    In summary… I’m not sure who Jason is… but he doesn’t exactly know what the heck he’s talking about regarding SEO. If you want to try to rank for “foreclosure” or “mortgage”… you better be ready to write big ol’ checks to link builders and content writers… or be in it for the long haul (like 2 or 3 years… or more… of cranking away at it hard). That’s a strategy for fools.

    The better strategy is to do a ton of market research upfront… find out exactly what YOUR ACTUAL BUYER/MARKET will type in to find solutions that you help them do… and go after those terms. If you’re a wholesaler in Cleveland… I can guarantee you that I can rank in the top 10 in google within a month (probably quicker) for the term “cleveland ohio wholesale real estate”. Or, if I owned an apartment complex in Dallas… I could probably dominate the search rankings for “dallas texas apartments for rent”… or “south dallas texas apartments”. Those are all “money phrases”… “foreclosure” is too generic and you waste too much traffic w/ people who aren’t even really looking for what you have to offer.

    That’s my 2 cents. Great info. Yes, people can use this very effectively (I do it everyday in markets from real estate, software, dating, etc.). Although what you showed is about 50% of my overall strategy… it is still a very important aspect.

    The doubters can keep on doubting and we’ll be making the money they could have had if they actually put it to action and analyzed their market enough to know what they’re talking about.

    Thanks for your comments, Trevor. As you know, I respect your opinion. The overarching purpose of the video was to demonstrate that we can instantly get top rankings on Google for specific keyword terms. While I disagree with you about the value of targeting specific addresses, the fact stands: If a person takes a few minutes to figure out what people are actually searching for and optimize for those specific terms rather than “foreclosure” and “mortgage”, then instant results can be had - and those results can lead to faster sales and leases.   11. Some of the comments are by people that would have you pay a lot of money to them so they can “optimize” you information to get it a good listing for what a day, week? I don’t think so!! This is a very good way to boost your page views and not go broke doing it.

    Any one that has set up a website and is looking for results knows that page views are what it is about and this is a great way to get eyes on your stuff and then you can close the deal.

    You have to be found first and this is a great way to increase your chance of being found. Pay per click is something I really avoid when I am searching on line and lots of other people do too. The reason is simple a lot of people know a pay per click site is just so much trash too much of the time. This method is one of focus and those are the ones that are going to buy. Not the generic lookers.
